Technical Description

Power outages, freezing water pipes, and ice dams are among the risks that accompany severe winter weather. A thoroughly air sealed and insulated house can stay warm for hours or even days if the power goes out. Water pipes should be protected from freezing conditions by not locating them in exterior walls and by insulating them.  Basements and crawl spaces with water piping should be air sealed, insulated, and heated. Moisture barriers should be installed along the roof eaves or over the entire roof in the coldest climates to minimize potential damage from ice dams. Builders can further avoid ice dams by making sure the home’s ceiling or roof deck is air sealed and insulated to the latest national code specifications.
